How to make a property listing video: step by step

  1. Order the photos as a walk-through
  2. Pick a 2-second hook with the price and location on screen
  3. Animate each room with slow moves; reject any clip that changes the room
  4. Captions with price, beds, baths; label every AI-altered frame and link the originals
  5. Export 9:16 and 16:9

What works now (researched 2026-10-27)

The listing reels that spread in 2026 lead with a hook the photos alone can't give (the agent 'skydiving' into the listing, a fixer-upper renovating itself, a floor plan rising into the house), then cut to honest footage of the real rooms. AI that quietly changes the property is now a legal risk: California's AB 723 has required labels and links to the original photo for altered listing images since January 1, 2026, and NAR's 'true picture' rule applies everywhere.

  1. Label every AI-altered frame on or right next to it ('Virtually staged', 'AI renovation concept'), and give a link or QR code to the unaltered photo. California AB 723 has covered virtual staging, sky replacement and object removal in listing ads since January 1, 2026. A study of about 40,000 primary listing images on Zillow, Redfin, Realtor.com and Homes.com in Q1 2026 found 10.8% were altered, and over 90% of those had no visible disclosure. (HousingWire (Jun 24, 2026))
  2. Animate, don't redesign. Use slow, short moves (a push-in, a short pan, a slight orbit) with the geometry fixed, and throw away any clip where windows, views, room size, floors or finishes change. NAR's Code of Ethics Article 12 requires a 'true picture' in advertising, and NAR guidance applies it to listing photos and virtual staging. Adding furniture with a label is accepted. Hiding a flaw or changing the view is not. (HousingWire: AI staging and the ethics gray zone)
  3. Spend the first 2 seconds on the scroll-stopper (a stunt, a transformation, or the best view) with the price and location on screen. Then show the real rooms in walk-through order: exterior, entry, living, kitchen, bedrooms, outdoor. A realtor's AI stunt opening (falling from a plane and landing at the listing) followed by the real rooms reached 1.1M views and 1,977 bookmarks on X in May 2026. The AI is only in the hook, and the rooms stay real. (venturetwins on X (May 2026))
  4. Show 'today' before 'could be'. Put any staging or renovation concept after the real photo of the room and label it a concept, so it is never read as the current condition. This is how Zillow ships its own AI virtual staging: started by the shopper, clearly labeled, and always shown next to the original photo. It matches AB 723's requirement to give access to the unaltered image. (WeGetAroundNetwork proptech roundup (Jul 31, 2026))

Room photo to one slow move (kling_v4)

The tour clips: one 5 s image-to-video per room photo, in walk-through order; throw away any clip that changes the room. Adapted from Seedance 2.0 prompt guide: one camera move per clip, with an end state.

Animate this real listing photo of the {ROOM}. Describe motion only; the photo is the truth.
Camera: one slow {MOVE} from the photo's own position, about {DISTANCE}, constant slow speed, ending on {END_FRAME}. Stable and smooth, no shake, no second move.
Life signs only: {SUBTLE_MOTION}.
Lock: walls, windows, doors, ceiling height, room size, floors, finishes, furniture and the view outside stay exactly as in the photo. Nothing is added, removed, restyled or relit.
{DURATION} s, {ASPECT}, no people, no text.
Negative: room geometry changes, bending lines, new or moving furniture, changed view or sky, extra windows, people, text, watermark, flicker, morphing.

Renovation reveal, locked camera (seedance_2_5)

The fixer-upper hook: the real room photo as first frame, a concept image made from it as last frame; label it 'AI renovation concept'. Adapted from Naiknelofar788 on X: Seedance 2.0 fixed-camera renovation prompt (167 bookmarks).

@image1 is the real photo of the room today. @image2 is the renovation concept made from it (same camera, same windows). Create a {DURATION}-second seamless renovation time-lapse from @image1 to @image2.

Invariants: the camera stays fixed at the same position, angle, focal length and composition the whole time. No push-in, pan, zoom or shake. Room dimensions, walls, windows, doors, ceiling height and structural layout never change.

0-3s: the room exactly as in @image1; {DEMOLITION}, dust settles.
3-6s: {NEW_FLOOR} spreads from left to right across the floor.
6-9s: walls become {WALL_FINISH}, {CEILING_AND_LIGHTS} appear in their correct places.
9-12s: {FIXTURES_AND_FURNITURE} move into place piece by piece; the lights power on.
12-15s: the finished room matches @image2 exactly; hold with small life signs ({LIFE_SIGNS}).

Style: photoreal architectural visualization, realistic construction logic, physically accurate light, smooth seamless transitions.
Negative: people, workers, text, logos, watermark, camera movement, changing room size, structural deformation, floating or duplicate objects, flicker.

Blueprint to reality (seedance_2_5)

For new builds and off-plan sales: a blueprint/render image pair, then a first-to-last-frame video; label it a rendering. Adapted from craftian_keskin on X: 'Blueprint to Reality' Seedance prompt (1,103 bookmarks); the split-image prompt is in the quoted post.

STEP 1, image: a 3:4 image split exactly 50/50. Top: a true top-down dark navy blueprint with thin glowing gold lines of {PLAN_SOURCE}, minimal sans-serif labels. Bottom: a photoreal {HOUSE_STYLE} house that matches it exactly, elevated front view, 28-35mm, golden hour. Footprint, rooms, garage, pool, doors and windows match the plan; no extra floors or rooms.

STEP 2, video, {DURATION} s: @image1 = the blueprint (first frame), @image2 = the finished house (last frame), both cut from that image.
The house MUST match the blueprint exactly: same layout, room positions, roof geometry, garage, windows, pool and proportions.
Camera: top-front aerial angle matching @image1, slow floating push-in only, one continuous shot, no cuts.
0-2s: the glowing blueprint, soft shimmer.
2-4s: gold lines brighten, wireframe walls extrude upward; pool edge and garage first.
4-6s: a white massing model, glass and doors appear, light moves toward sunset.
6-8s: the roof locks in place, real materials ({MATERIALS}), the pool fills.
8-10s: interior lights turn on room by room, path lights glow.
10-12s: the finished house from @image2 at golden hour, trees sway.
Music: {MUSIC_STYLE}; ambience: soft electrical hum, drafting sounds.

Trending formats to remake

To remake one: download the example with the media-download skill, take a frame a second and the transcript, write a beat list (time, shot, camera, on-screen text, sound), keep what the format needs, swap in the person's product or character (never the creator's face, voice, logo or footage), show the beat list and stills before spending, then make it with the skill named below.

  1. Agent stunt hook, then the real tour: A 5 to 8 s AI opener with the agent in an impossible move (skydiving from a plane, an orbit-to-street zoom, flying in through the front door) that lands at the property, then a fast tour of the real rooms with the address on screen. Why it spreads: 1.1M views and 1,977 bookmarks for one agent's reel in May 2026. People share it for the stunt, and buyers see the real house. Only the agent is AI, and it is the agent's own likeness, so nothing about the property is altered. Keep: Keep a 5-8 s impossible arrival (sky dive, orbit-to-street zoom) that lands at the real front door with address and price on screen, then fast, honest room footage in walk-through order with word-by-word captions; swap the agent's stunt and label the AI opener. No dedicated skill yet (wanted): build it with varg-ai.
    • Example to remake: @venturetwins on X, 2026-05-02, 1.1M views, 2K saves: A credited repost of realtor @dawn.forkenbrock's Instagram reel (I couldn't open the original). She falls from a plane, sees the earth's curve, lands in the driveway, then FPV-style moves through the neighborhood and the real room photos with word-by-word captions. The want-earth-zoom-out move in reverse.
  2. Renovation reveal from one listing photo: A locked camera on one real room: the dated room is gutted, then wiring, drywall, floors, cabinets and lights go in, then a short walkthrough of the finished room. Labeled as a concept. Why it spreads: It is the most-saved real-estate AI format on X. The example below has 226k views. A comment-gated version of the same idea made from Zillow photos drew 263k views and 3,912 bookmarks (not listed because it is engagement bait). It sells a fixer-upper's potential without misstating its condition, if it is labeled. Keep: Keep a locked camera on one real room, the change ordered in space (gut, floor, walls, fixtures, lights), the finished room held with small signs of life, then a short walkthrough; start on the real photo and label the result 'AI renovation concept'. No dedicated skill yet (wanted): build it with varg-ai.
  3. Floor plan rises into the house: A glowing 2D floor plan extrudes into walls, then a roof, landscaping and lights, ending on a dusk hero shot. Made for new builds, off-plan sales and developer listings. Why it spreads: 1,103 bookmarks on 115k views, with the prompt shared. It explains the layout and sells the finished home in one shot, before anything is built. Keep: Keep a split image pair (blueprint above, matching render below) used as first and last frame, one slow continuous aerial push, walls extruding from the plan, then roof, materials and lights room by room, and a dusk hero; use your real plan and elevation, and label it a rendering. No dedicated skill yet: build it with varg-ai.
